Arizona Eviction Laws

Arizona requires landlords to give 30 days written notice to terminate a month-to-month tenancy and provide a 5-day cure period for most lease violations before initiating eviction.

Applicable Statutes

Ariz. Rev. Stat. § 33-1368

Noncompliance by tenant: landlord must deliver written notice specifying the breach; tenant has 5 days to remedy a material noncompliance (other than nonpayment).

Ariz. Rev. Stat. § 33-1361

Noncompliance by landlord: tenant may give written notice of breach and terminate the rental agreement if not remedied within 10 days.

Ariz. Rev. Stat. § 33-1375

Termination of periodic tenancy: month-to-month tenancy may be terminated by either party with 30 days written notice.
