Applicable Statutes

Okla. Stat. tit. 41, § 118

Landlord duty to maintain habitable premises: must comply with housing codes and maintain structural elements, plumbing, heating, and electrical systems in good working order.

Okla. Stat. tit. 41, § 121

Tenant remedy for landlord noncompliance: if landlord fails to remedy after notice, tenant may terminate the lease or obtain court-ordered repair.
