N.Y. Real Prop. Acts. & Proc. Law § 711

Grounds for holdover and nonpayment eviction proceedings: landlord must petition in Housing Court. For nonpayment of rent, a 14-day written rent demand is required before filing.

N.Y. Real Prop. Acts. & Proc. Law § 732

Notice of petition: tenant must be served with a notice of petition and petition at least 5 days before the court date.

N.Y. Real Prop. Law § 226-b

Subletting rights for rent-stabilized and rent-controlled tenants. Also addresses lease renewal rights for stabilized tenants.
