Kentucky Eviction Laws

Kentucky's URLTA provides meaningful eviction protections in the counties that have adopted it, requiring 15 days to cure lease violations and 7 days for nonpayment.

Applicable Statutes

Ky. Rev. Stat. § 383.660

Noncompliance by tenant: in URLTA counties, landlord must give written notice specifying the breach; tenant has 15 days to remedy a remediable material noncompliance.

Ky. Rev. Stat. § 383.695

Termination of periodic tenancy: in URLTA counties, month-to-month tenancy may be terminated with at least 30 days written notice.

Ky. Rev. Stat. § 383.660(2)

Nonpayment of rent: in URLTA counties, landlord must give 7 days written notice to pay or vacate before filing for eviction.
