Applicable Statutes

Idaho Code § 6-303

Unlawful detainer: tenant who holds over after tenancy has expired or who fails to pay rent within 3 days of written notice may be subject to unlawful detainer proceedings.

Month-to-month tenancy: may be terminated by either party with one month's advance notice.
