Haw. Rev. Stat. § 521-71

Termination of tenancy: for month-to-month tenancy, landlord must give 45 days written notice; for tenancies under one year with a fixed end date, 45 days notice before the end of the term.

Haw. Rev. Stat. § 521-72

Tenant remedies upon improper lockout: tenant may recover possession and damages if landlord unlawfully removes tenant from possession.

Haw. Rev. Stat. § 521-68

Nonpayment of rent: landlord must give tenant 5 business days notice to pay rent or vacate before filing for eviction.
