Applicable Statutes

Ark. Code Ann. § 18-17-901

Unlawful detainer: landlord may seek to evict tenant for nonpayment of rent, breach of the lease, or holding over after the tenancy ends.

Ark. Code Ann. § 18-17-701

Noncompliance by tenant: landlord must give tenant written notice specifying the violation; tenant has 14 days to remedy material noncompliance.

Ark. Code Ann. § 18-17-704

Termination for nonpayment of rent: landlord may terminate tenancy if tenant does not pay rent within 5 days after it is due.
