Applicable Statutes
Landlord's duty to maintain premises: landlord must comply with applicable building codes affecting health and safety, maintain plumbing and heating facilities, and keep common areas clean and safe.
Ariz. Rev. Stat. § 33-1363
Tenant's remedies for repair and deduct: if landlord fails to repair after written notice and reasonable time (minimum 10 days for non-urgent repairs), tenant may arrange repairs and deduct from rent, not to exceed $300 or one-half month's rent.
